One investor per patch. Once your investment area is claimed, it's gone.
Listings, price moves and agent changes across your postcode districts, nothing slips past.
Time on the market, repeated cuts, multiple agents, fell-through sales. Read for you, automatically.
New listings, plus the hot ones ranked hottest first, each with price history and a link to the live listing.
Pick the ones you want to approach. Direct-to-vendor letters posted within one working day.
When a direct-to-vendor letter lands, your name and number are on there for them to call.
Hundreds of listings, constantly moving, and buried among them the handful of sellers ready to deal. Nobody has time to read all that history. PatchRight does.
Everyone gets the same alert at the same moment, and it can't tell you who'll actually sell.
Powerful. Also a second job, overcomplicated, you're tied to your laptop and still typing the letters.
Recruit, train, manage, hope.
You've bought the coffees (or the doughnuts!). The call still doesn't always come.
Meanwhile, the motivated sellers are sitting in plain sight, buried in price history nobody has time to read.
Each postcode district is sold once. You automatically get two districts, which are yours at a minimum and never sold to anyone else unless your contract is cancelled. You're not racing 40 subscribers to the same doorstep, because your patch has a population of one.
Districts are allocated first come, first served on payment. These areas are in strong demand and some are already taken, so we operate a waiting list for claimed districts. We're not aware of any other UK service that combines exclusive territories, motivation intelligence and done-for-you letters.
Direct-to-vendor letters typically get 0.5 to 2% response, and we'll never pretend otherwise. We don't guarantee deals, discounts or profits, and anyone who does is selling you a story.
What we do promise:
Keep them, they're free. Alerts tell you a property exists, at the same moment they tell everyone else. They don't read price history, don't score motivation, don't give you the patch exclusively, and don't write and post your letters. That combination is what you're buying.
The big platforms are powerful if you want another job. Lead generators to set up, different configurations per area, and you still type and send your own letters from a laptop. PatchRight is the opposite: nothing to configure, nothing to log into, and the letters go out for you. It works from your phone because that's where you are.
We'll tell you straight away. You can pick different districts, or join the waiting list for the ones you want, and you'll be offered them if the current holder's contract ends. Demand for good areas is strong, so the availability check comes before any payment.
No. You reply with the properties you want to approach and we prepare and post a professional direct-to-vendor letter on your behalf. If you have your own letter template you'd like to use, send it to us and we'll post that instead.
When we hold the exact address for a property, the letter goes to that door. On the rare occasion we don't hold it, a letter seeking property in the area is delivered within that postcode as the next best option.
We confirm within one working day whether your districts are free. If they are, you'll get the terms and a payment link, and you have 24 hours to pay to secure the area, otherwise it's offered to the next person on the list. Your exclusivity starts the moment payment lands. Cancelling is 30 days' notice, any time.
